Gordon Corp, led by Tim Gordon in partnership with pub baron Bruce Mathieson, has commenced a twelve-week Expression of Interest campaign for the new 67-berth Mantaray Marina on the Gold Coast Broadwater, as the superyacht and lifestyle precinct moves into its final stages of delivery.

The Mantaray Marina will open on The Spit in May 2026 alongside a signature 1,100sqm floating lounge, 24 ultra-luxury residences, an activated retail plaza and a new public boardwalk connecting the Broadwater to the ocean.

The $400 million mixed-use redevelopment spans a rare 10,000 square metre landholding on The Spit and a further 13,000 square metres of dedicated marina water, and is the first major project to be delivered on the peninsula since Palazzo Versace and Marina Mirage more than 25 years ago. Conceived as a once-only opportunity of this scale and calibre, it is intended to stand as an enduring icon of the Gold Coast’s next phase of growth.

Anchored by just 24 luxury residences, the project delivers 12 private pools, 14 lifts and a 40-metre resort pool, with resident amenities that are unmatched in scale and quality on the Gold Coast. Alongside this sits a private, world-class marina with 67 berths, a curated retail plaza set to host some of the city’s most sought after dining operators, and a floating lounge designed to become a new landmark on the Broadwater.

This highly considered, low-density response to one of the coast’s most prized waterfront sites brings together residential, marina and hospitality uses in a way not previously seen in the market and is expected to attract attention from across Australia.

Gordon Corp Sales & Marketing Director Lara Dimond said The Mantaray Marina was conceived as a destination in its own right within this broader vision, pairing significant private investment with a highly curated service model.

“This is the first time we’ve made the berths available for lease, and it was important to us that construction of the marina and the broader residential and retail precinct were well advanced before embarking on this process,” Ms Dimond said.

“Delivering new berth capacity on the Gold Coast is critical for tourism and for the evolution of The Spit as a genuine superyacht and lifestyle precinct. The Mantaray Club, positioned at the heart of the marina, is being constructed off site and will be transported along the Broadwater next year. We’re pleased to see further investment activity following on from this project.”

The precinct, designed in collaboration with Inarc Design QLD and Rothelowman, will open mid-next year as part of an integrated development intended to activate The Spit and drive jobs, tourism and private-sector investment on the protected sand peninsula.

Marina Manager Luke McCaul said Mantaray Marina brings together superyacht-standard infrastructure with a hospitality-led approach to service.

“The 67 berths range in size from 10 to 60 metres, with 20 dedicated superyacht berths from 25 to 60 metres and the remaining berths accommodating vessels from 10 to 22 metres,” he said. “All berths enjoy access to a series of signature experiences, including The Mantaray Club, an iconic two-storey floating lounge positioned at the entry to the marina.”

“The lower deck will feature a restaurant and bar showcasing coastal cuisine, while the upper deck will provide a flexible lounge and function space reserved for VIP events and corporate functions.

“On land, The Captain’s Lounge will offer a private space exclusive to marina berth customers and professional superyacht crew, featuring premium business and meeting facilities, private function space and dedicated customer amenities.

“At the centre of this experience is our concierge team, led by an expert Concierge who joins Mantaray after 15 years in the international superyacht industry. The concierge team will coordinate every stage of a vessel’s stay – from arrival and line assistance through to provisioning, in-berth food and beverage and tailored on and off-water itineraries.”

Marina berth holders will have access to a concierge service providing seamless support from arrival to departure, including VIP berth service, provisioning, marina buggy transfers and in-berth food and beverage services.

All berths are equipped with state-of-the-art service pedestals (up to 250A power), pump-out facilities, secure access, on-site security, CCTV surveillance and Wi-Fi access. The precinct also provides a courtesy vehicle, customer carparking and private storage spaces.

Mr McCaul, who will oversee the day to day running of the marina, said there had been strong early interest in the berths, which offer both short and long-term options.

“Marina berths are scarce, and vessel owners are looking for a high level of amenity, security and privacy,” Mr McCaul said.

“Mantaray Marina has been designed with that in mind. We have invested heavily in infrastructure, but equally in the calibre of the people who will be managing the marina and concierge operations.

“The Gold Coast Broadwater offers year-round boating conditions, direct access to calm, protected waterways and immediate passage to the Pacific Ocean.

“Based on the early interest we’ve received, Mantaray Marina will be well patronised.”

Monthly berth leases start from $2,000 per month. Mr McCaul said berth pricing will be tailored to vessel size, term and individual customer requirements, and encouraged interested parties to express interest early via the campaign.

The Gold Coast Broadwater enjoys close proximity to the cruising grounds of Stradbroke Island and Moreton Island and direct access to the Pacific Ocean – a gateway to the World Heritage-listed Great Barrier Reef, Whitsunday Islands and beyond.
